Grassings, Hawkshead

Well what can we say? We really did have the best stay at The Grassings for our Mum and Dads 60th birthdays! The house is just WOW!!!! Everything about it was so so perfect. The extension really was the heart of the home the whole weekend and rightly so, it has been so beautifully done! The kitchen was so well equipped with a nice surprise of a coffee machine which was exciting for the coffee lovers the Hawkshead coop sell pods for it!!! The house was so clean and immaculately presented, cannot fault a single thing about it. The one thing everybody commented on was how comfy the beds were and the pillows! Would love to know what mattresses they were as they were the comfiest beds weve ever had in a holiday house. Our 10 week old baby loved all the lights and the Christmas tree was a really lovely festive touch! The rooms are all huge and plenty space in the bathrooms etc for young children and adults alike. Very easy to walk into Hawkshead via the path on the lane or walk via the road we did both routes due to wet weather!, only takes about 15 minutes and Hawkshead has some lovely pubs. We had 2 lovely meals one at Billys in hawkshead which was delicious and an AMAZING Sunday roast at the Yan! Cannot recommend the Yan enough! If youre looking for a really super roast dinner its the place to go. Thank you so so much for such a lovely stay for a special occasion! We will certainly be back, most likely when the little one is able to go out and explore the garden and play on the zip wire!!! What a garden! Even my 25 year old sister couldnt resist a shot on the zip wire and was beyond excited when she spotted it in the garden, big kid at heart!!!

Our across the generations family celebration was enjoyed in this comfortable property which is in a great location. Lots of space for everyone to enjoy. An easy off road walk into Hawkshead. Everyone commented on how comfortable the beds were!! All in all a perfect week.

This was a family weekend in the Lakes and the stay in The Grassings surpassed our expectations. The house accommodated 10 people of all ages in comfort. The extra touches for the children Zip wire and Climbing frame were unexpected and excellent. The house is beautifully appointed and positioned. Thanks from all of us.

Beautiful house in a gorgeous setting, whichever way you look its a gorgeous view. The house was perfect in every way, every room was equipped with everything you could need. The garden was amazing and the kids absolutely loved the zip wire. Would definitely return if we ever come back to the Lake District.

This house was beautiful, really comfortable and cosy its in an excellent location to be able to just step out the door and go walking. Lovely house in so many aspects decor, layout, and practical issues space for all walking gear and large utility room . and secluded enough to enjoy the stunning views. Wonderful house for our get together of six. Although it was November and we could not enjoy the garden it looked amazing. Really clean and well equipped, every thing you needed. Would love to rebook for the summer maybe.

Just arrived back from a fabulous 4 day family break at this stunning property ! Definitely the WOW Factor.. didnt want to leave ! The whole family thoroughly enjoyed it, especially the Grandchildren, the older ones loved the Zip Wire and the adults too in the lovely BIG garden ! The house is comfortable & tastefully furnished, with lots of sociable space for adults to gather, & children to play, beautiful bedrooms with plenty of shower rooms bathrooms to accommodate us all. We will recommend this place to all our family friends and hopefully go back ourselves in the near future. 1 thing we were a bit disappointed about was, we called Sykes on the Saturday morning, to ask if they could speak to the owners, to see if we could check out at midday on the Monday, as we had checked online and it wasnt booked the rest of the week, we also offered to pay more ! We were declined, saying it was Sykes policy to check out at 10am. Loved the property so much, so extending our stay a bit longer would have been great !

This was the best house weve stayed in for a large family group in the Lakes and weve been to a few! We were 8 adults and a 6 month old baby spanning 4 generations. It was extremely comfortable, warm, completely silent and everything worked! In an excellent location with great views, the house offered plenty of space and was generally very well equipped apart from a couple of things in the kitchen no cafetire or baking equipment bring your own if thats your thing. Although the weather prevented us from making the most of it, the outside space is quite remarkable, with lots of parking space, various seating areas in a huge garden, and of course the zip wire! Its an easy 15 minute walk along cycle paths possible with the pushchair into Hawkshead, where theres a little Coop, and various pubs. We had a meal at Billys Barr and would highly recommend it. Wed very happily book to stay here again.

We have had a fabulous midweek stay at Grassings. The house is spacious and tastefully furnished. There are lots of places to gather indoors and out which makes for a very sociable setting. The bedrooms are roomy and comfortable with good quality bedding and towels. The kitchen is very well equipped and the perfect place to gather round the large table. We were able to walk into the very pretty village of Hawkshead along the cycle track at the bottom of the hill. A great stay.

Fantastic place to stay, great facilities for 8 people. Loved the fire pit, barbecue and zipline and also plenty of fridge space for drinks and food. Listing didn't specify that there were two single beds in a twin room which was beneficial for us!. Would definitely return again in the future.

Stunning property, wouldn't change a thing. We had an amazing time.

Nice property although just something to point out to the owners. Me and my wife took the downstairs bedroom as my wife has Parkinson's and struggles with mobility in the night. If I was the owner the shower room downstairs I would change the door fitting to open outwards instead of inwards this would make more space to access the downstairs toilet and shower. Let me say we all had a super stay and the owners are very lucky to have such a lovely property. Paul Hackett Sheffield

Excellent property for large family group. Slightly disappointed in size of ground floor cloakroom. This was not really suitable as a bathroom as the shower was a very tight squeeze and it was quite a distance from the bedroom. If the weather had been better we would have been able to make use of the amazing outdoor space, including zip wire! You really should mention the excellent large BBQ Egg thingy and zpizza oven. Only item missing from a full inventory was a potato masher! Overall excellent accommodation.

We stayed as a family group covering 4 generations. Beautiful roomy modern house with large rooms, beautiful gardens & views. Fantastic outdoor cooking area. Zip wire Though youngsters were shouted at by neighbour in field when using it the once for disturbing their horse! Plenty of crockery & cutlery, but could do with larger frying pan, mixing bowl when cooking for 9. Kitchen well equipped otherwise including Nespresso coffee machine which was appreciated by coffee lovers of group. Plenty of space for all, washing machine, drier if needed. The low mark for maintenance was due to us having an eruption of sewage in the drive, which was dealt with promptly the same day, 4.5 hrs of drainage and told by drain guy due to septic tank not ever having being emptied. That however has now been sorted for following guests. Also the Dyson provided blocked and not working so unable to hoover up as would have liked. Good solid cot provided as requested and highchair. A modern stunning house with plenty of bathrooms and space. Perfect location for visiting the lakes with great views

Grassings was a truly wonderful place for us to all be together again right in the heart of the beautiful Lake District. We were a group of 6 adults and 4 children. The kitchen entertainment area was spectacular and the bedrooms were all good sized and comfortable. There wasnt anything missing to make our stay perfect. The owners have done a great job in renovating and improving this lovely home and Sykes were professional and approachable making our booking and arrival experience smooth and stress free. Weve used them before and will again! The children loved the huge garden especially going up and down endlessly on the zip wire and toasting marshmallows in the fire pit. We all loved the wonderful views all around us.

Very nice cottage, very modern and comfortable, very nice big garden, kids enjoyed the zip line in the garden. We definitely will come back here for next year.

We just finished a 2 night stay here and what can I say. ....it was incredible!! none of us wanted to leave. We were there celebrating my brothers 40th and The Grassings had everything we needed and more. The house was clean, modern and refreshing. After long walks it was a joy to come back to relax in such a beautiful and comfy home. The children and adults had so much fun on the zip line and playing in the garden, and toasting marshmallows at the fire pit We couldn't have asked for more. With stunning views and an equally stunning home this is definitely a gem. Easily accessible whether you're walking or wanting to drive to the many stops around the lakes. We'll definitely be coming back
