A very well presented house, perfect for large groups. Large bedrooms with comfortable beds. Easy access to everything that Coniston has to offer. Not mentioned in the details was the hose which is perfect for cleaning mucky dogs and walkers. Two sets of keys would be better for large groups, but not a major problem. Best to take your own tea, coffee and milk, as welcome pack a bit light. Tesco's deliver.

Gate House is a fabulous house, only let down by the little touches that make a great holiday fabulous. It is an expensive place to stay, so why are there no little touches like a decent welcome pack instead of pathetic UHT sachets of milk and a couple of biscuits, not even one each! Why no starter pack of logs for the fire? Some dressing gowns for the hot tub would be nice and some plastic cups glasses for using outdoors. The bedrooms are all lovely with comfy beds and all en suite, the decor is all very nice, the kitchen is extremely well equipped with lots of cutlery and crockery. Plenty of room for parking 3 cars, with more room in front of gate. It is in an excellent position for walking into Coniston, 2 mins yet away from the busy centre. Also plenty of walks from the door. A couple of things for the owners, the kettle switch wont stay on, a couple of the dining chairs have broken back legs making them wobbly and potential for injury.

This was fantastic. Very clean and very well maintained I would definitely be returning and be recommending it to anyone, parking was fantastic plenty of room for 6 cars.
This is a beautiful cottage! The quality of the interior is high end, amazing location and well maintained. Its quiet yet close to the village centre and you can walk straight onto the fells. We loved it!

The house is lovely great showers and very well equipped kitchen but a few things remain an issue that are mentioned in other reviews which means the owners dont respond The house smells of wet dog. There isnt enough loo roll for 8 guests Check out time is ridiculously early 930. The hot tub takes 12 hours to warm up so we could only use for one night. Its a lot of money to rent and things like the cheap welcome pack with uht milk is a bit of a poor show.

Absolutely lovely house. Couldn't be more perfect. Plenty of space, lots of parking. Large comfortable bedrooms and luxurious bathrooms. The hot tub was a nice bonus and the setting was beautiful. Thank you.

We couldnt fault it. Absolutely lovely! The house has been furnished with taste and the ensuites are gorgeous. It is within easy reach on foot to the pubs and lake side. Also, it is immediately at the start of a walk up to the Coppermines and the Old Man.
The property is lovely, great location and setting and a good size and layout for 2 families to meet up. The internal fixtures and fittings are a very high quality and everything needed is supplied, our issue was the hot tub, the lid had no fixings to secure the belts only the bar across the top and on a very windy night the lid blew off and the force broke the bar, although reported and photos supplied to Sykes we have been charged 210 for the damage and Sykes have not acknowledged our complaint or suggested they would investigate very disappointing and potentially a situation that other families will find themselves in unless resolved.

Perfect location and set up for Four Couples to get together. The house has quality fixtures and fittings, from bath taps to kitchen aids. Literally, the chaps were amazed at the KitchenAid toaster x That would bring me down to the petty err's but certainly wont put us off coming again no welcome pack?? Two small boxes with UHT milt sachets, couple of teabags and coffeesugar sachets and biscuits. Also, only one loo roll per bathroom, no spare and no kindling or wood to get you going and yet three burners?? Last comment, whats all this about having to be out at 930!! It dropped to 10 in lock down and now 930!!

Overall the house was great and suitable for our extended family with good facilities and decorated for Christmas. Few little niggles that took the edge off the holiday. Considerable wet dog smell when arrived. Understand dogs allowed at the house before we booked but deodorising after previous guests would be good, not everyone is used to a house smelling of dogs. Bought a fabreeze to try and mask the smell. Kitchen benches and floor not the cleanest along with some of the glasses. Cleaned benches, floor and loaded all glasses and cups into dishwasher to overcome this. Again would have expected better quality of cleaning. Rest of house was fine. Could not find any information in the welcome guide on heating especially with regards to when it comes onoff had to get in touch with Sykes to find out as house extremely cold when arrived. Would be useful to have some simple instructions, found the boost buttons but the downstairs one was faulty. Repaired next day. Very efficient and great service. Overall a good holiday but not a great one.

Superb cottage in a great location. Very well equipped cottage, could be mentioned in property listings as I was unsure what I would need kitchen equipment wise. Decor, quality of appliances, crockery, beds and en suites all excellent. Only let down by quality of welcome pack, sachets of long life milk!!! a fresh pint of milk would have been much better! and a starter pack of logs for the fires would have been appreciated. We will definitely be back.
Beautiful property set in a lovely quiet spot but in close proximity to centre of the village. Beautifully furnished, excellent kitchen & Bathrooms, & comfy beds.
We had a wonderful stay at The Gate House, with our two children and their partners as well as three dogs. The house is large, with beautiful appointed rooms and a well equipped kitchen. Being November, we didnt make use of the spa or rear patio area, but no doubt this space provides a relaxing atmosphere next to the adjacent babbling stream. In all, this is a lovely house and well situated for walks, local pubrestaurants and shops.
Returned for a visit to this lovely house. We had good weather and did plenty of walks from the door. There are plenty of places to eat in the village all within walking distance. There were however a few housekeeping issues namely the fan oven on the range appears not to be working and the timer is broken. There is no tv remote in the snug and most of the jets in the hot tub are not working.
Lovely property very well presented and maintained. Beautiful area and so easy for walks direct from the house. If we come back to Coniston we will definitely be back at the gate house.
A very comfortable, smart and well equipped property. Well appointed. Suited us very well. Having the four ensuites was great. Good location. The hot tub was appreciated after hikes on fells. We really enjoyed our stay and would highly recommend.

The property was excellent. The rooms were very spacious . It was really clean . The only downside was as dog owners was there wasnt a lot a walks that near for a bigger dog . We loved the area busy with cars and walkers. Definitely recommend this property .

What a great location and such a comfortable house. We loved that wee could holiday on luxury with our dogs. Super well equipped kitchen. We would have liked a few more champagne flutes please and just a little starter pack of logs would be a nice touch. Wed absolutely love to visit Coniston and this house again soon
One of the best cottages that weve ever been to! Attention to detail, a luxury rental with everything you need for a restful stay. I cant recommend this cottage enough, the restoration is just beautiful and the Gate House is well cared for, thank you
