Nice house. Comfy beds and nice living area. Good kitchen facilities. Lovely views! Right at the top of a big hill, so might not be suitable for some. 2 car spaces but tricky to park a third. We got a little note put on our dash as had parked slightly over someone's drive way and not realised. Little patio area that would be nice in the summer. In hindsight probably not the best house for bringing dogs. Nice location as equal distance to lake and town. Overall a nice stay.
Our holiday home was great, it accommodated all six and one night seven! of us. It was just the right place for our Australian relatives to relax and unwind after a hectic few weeks before they had to go home. We discovered the dominoes in the games drawers and enjoyed introducing this game to our grandchildren. We will certainly look at Sykes Cottages for our next Lake District break.

We have loved our family stay with our dog in the perfect house for us celebrating a special Birthday. Enjoyed the park run on Saturday morning followed by the Garden Centre and into Ambleside. A lovely short walk from the property fab views and even the rain did not spoil. Would definitely stay at Fairfield again Thankyou. Caroline Meades x
Really enjoyed our stay here and have already rebooked. As said we're returning but would to to mention we couldn't get the grundig box to work so in effect had no smart TV. Saw someone else also refer to this. Would have been nice to have a TV where we could use Netflixs, prime etc. I'm not expecting you to provide subscription we have our just the means to access them on a smart TV. Also it would have been nice to have been prewarned about the neighbour and his view regarding the parking. As others have said he's friendly and pleasant once you're past the initial shock of the issue being raised.
We had a lovely stay, the house is super well equipped, the only things we missed were a teapot and coffee potcafetiere. We put the bins out as instructed but the black one was not collected so we brought it in again. I'm not sure if the instructions were wrong or we misunderstood? Note for other renters there is no access to the back garden except through the property we were hoping to keep our bikes there but ended up locking them out front, they were muddy.

Property size was amazing. .views were great only had a small number of issues one was shower upstairs was tempremental hot then cold...and the microwave didnt work messaged owners straight away and had a replacement 2 days later but a reply would have been nice .and the neighbour who has a fetish for cones on the property line was a bit ott..made sure i knew the boundary lines were i could park and if i opened the vehicle door it couldnt cross the line...nice fella but a bit ott..apart from that our stay was fantastic and would defo rebook or recommend

The property is well appointed and very clean. However, the breadknife was missing and this caused quite a problem on the first morning as we brought full loaves of homemade bread. Ringing Sykes is a waste of time as after four attempts over two separate days, nobody replied. There was no washingup bowl, we bought one and left it for future users. We had problems with the iron fuse gone, no suitable replacement the front door lock as it was often difficult to get it to unlock on return & the Smart TV as the Grundig box would not turn on and our idea of Smart is quick access to YouTube, Netflix, Spotify etc. My opinion is that there is not enough play space for young children to play with all the furniture in the living room, I think one dining table would be enough, rather than one in the kitchen and one in the living room. Great bedrooms and bathrooms and no problems with WiFi. Neighbours ok, parking good, fine walks in the woods behind the houses. Oven good, maybe a new frying pan would be appreciated by visitors. I think that if Sykes would offer good customer service, I would give 4 stars.

Lovely property and we would definitely return and recommend to others. Nicely furnished and well equipped with very comfy sofas. We loved the stunning views from the front of the house, and the way the ground rose up sharply at the back from the back garden and the sheep meandering at the top. The beds were comfy with cotton bedding which for us is one of the most important things. Love that the property is within walking distance to Ambleside and also that you can plan your days hiking from the front door. We took the two dining chairs from the kitchen breakfast table and placed them around the dining table for the duration of our stay. We think it would be better to have the full set of dining chairs around the dining table and perhaps source another two smaller chairs for the breakfast table. The house was too hot for us and when we reset the heating to 19 degrees we found that after a while, it always reverted back to 24 degrees which was way to hot for us.
Smart, warm and well equipped. Plenty of room for our group of seven, including the large dinning table we spent most evening meal times sat around. Very quiet and peaceful, with outstanding views over Ambleside and the fells from both the living room and the upstairs bedrooms. Lovely place and I would certainly book again.

It would be a good idea to have a few novels available. Most holiday cottages have a selection. Also the lack of a welcome pack of tea,sugar,milk and biscuits . Just a minor detail but can make a big difference if able to make a cuppa after a long and tiring journey. Need to point out that it is a very steep climb up the hill from the town. My husband and I got a taxi every day!!
The House was very comfortable and clean. My only slightly negative feedback would be a lack of comfortable seating in an evening if there were more than 6 adults. There is a chair, 3 seater and 2 seater unless you squeezed more into them. Other than that we found it ideal for our needs. This cannot be addressed but worth noting it sits at the top of a steep ascent through the estate no matter to us as we are able to and wanted to walk the hills. The garden albeit equipped with a lovely garden set doesnt get much light so we didnt use it despite fantastic sunny weather. Kitchen very well equipped with top quality appliances. We would look to rebook if staying in Ambleside again.

Amazing views and a great location! Ambleside is a short walk away with many restaurants, shops and cafes, as well as the start of some great walks. It is also a great base to explore the wider Lake District. The property has 4 wellsized bedrooms as well as large living areas. We had plenty of room for friends and family.
