Beech Lea is top class holiday home. My family incl 2 dogs loved the week over Christmas. The fixtures and fittings are of exceptional standard. The house was immaculately clean. The location is superb for off lead dog walking, vicinity to the Muddy Boot bar and for other attractions such as trips on the Lake. Communication from the owner was excellent. Highly recommended.

An exceptionally wellappointed holiday home with easy walking access to local hikes, 3 good restaurants and the Windermere ferry. Lovely garden room which was ideal for rainy days loved watching the blue tits feeding, and the friendliest robin Ive ever encountered.

We were a family of six and one dog and thoroughly enjoyed staying at Beech Lea. All the bedrooms were lovely and comfortable. The house was very clean and had everything we needed. Loved the sunroom for reading on a rainy day in October! We would definitely use again
I cannot fault the house. The photographs do not convey the superb design and the ambiance of the place it felt like a privilege to stay there. It was beautifully clean when we arrived and we thorought enjoyed our time. Alison was just the other end of a telephone should we need it, I just needed inform her when I wanted to start charging my EV and to let her know when I had finished. Location, a five minute walk to both the Lakeside ferry terminal and the footpath up to the fells.

Beech Lea provided an absolutely wonderful base for our holiday in the Lake District! We had 3 generations of our family with us and our beloved dog too. Everybody was so well catered for in this property. Beautiful decor and so well equipped. Would have no hesitation in staying here again. Fantastic restraunt, Lakeside Inn within a minutes walk from the property, with the most fantastic views of the Lake on your doorstep.

Stunning house. Terrible letting company and dreadful service from both Sykes and the property owner. Stole 300 from my bank account despite my asking them not to and tried to demand a further 200 for an allegedly scratched stove. How could an expensive induction hob be scratched by cookware and cleaning provisions provided with the property? Owner unpleasant to deal with and Sykes completely unhelpful. Would discourage anyone from risking using either.

I have stayed many times in The Lakes over the years, but usually more in the central areas, such as Ambleside, Grasmere ect. This time we stayed at Beech Lea which was in Newby BridgeLakeside area. We stayed as a family with grown up children and our granddaughter and I have to say, the place was ideal. The house was immaculately clean and spacious and had everything you need. A lovely outdoor patio which we used a lot due to the fantastic weather we had. Across the road is The Lakeside Hotel which we used for some drinks in the afternoon and we caught the steamer to Bowness. No need for the car. Some lovely walks including a walk to The Swan hotel, again no need for the car. Ulverston is well supplied for quality supermarkets which we used when we ate at home. All in all, a fabulous week, which all the family thoroughly enjoyed, matched by amazing weather to give us the perfect week. Definitely would return again in the future.
A lovely holiday home and the owners have thought of everything. Perfect place to spend my 60th birthday with family and watching the deer in the field next to us on our last evening was the perfect way to end the weekend. Thank you to Alison for advice prior to our visit.

We had a wonderful week at Beech Lea. The house is presented beautifully and was spotless on arrival. The standard of fixtures and fittings is very high. Beds are extemely comfortable. The house is particularly well equipped and especially in the kitchen which we often find lacking in holiday homes. Beautiful bathrooms. The location is great with easy access to lakeside and the ferries, aquarium and walks in Great Knott Wood. Short walk to lakeside Hotel for an evening drink in the bar. Great breakfast at the Swan on the last morning. Delicious dinner at Masons arms at strawberry Bank. Perfect home for a multigenerational family holiday.

Beech Lea is beautifully built and equipped house, in a fantastic location of the Lake District. We have stayed in quite a few holiday homes around the lakes and this is by far the best. We stayed in Beech Lea over Christmas and had everything required and more to prepare a fantastic Christmas dinner. There are fantastic path walks for us and our dog on the doorstep. The field in front of the property starts a fairly long and hilly path walk for a good hour and more or cross the road to the Ferry and follow a gravel path all the way to the Swan Hotel in Newby Bridge. I don't normally write reviews or return to holiday cottages, but we will be returning to this one when next visiting the Lakes. A lovely property and located in a beautiful area of Lakeside. Just a few minutes walk to boats train and aquarium. The house has everything you need and the kitchen is very well equipped. A lovely view from the main bedroom on the first floor. The living areas were very comfortable with fantastic views over the hills. Only disappointment was the weather!!
We have rented lots of cottages and houses and this is right up with the best cleanliness was fantastic and f&fs are excellent. If you dont find what you need either your looking in the wrong place or you dont need it Alison has thought of everything you need highly recommended

Awesome! Best way to describe this lovely property. Lovely bathrooms with toiletries, nice touch. Beautifully furnished bedrooms, very comfortable beds. A very well equipped kitchen, amazing everything you needed and more including the utility room with washing machine and dryer. The garden room was my favourite, open the bifolding doors onto the patio with lovely views. Nice large patio area ideal for our Cavalier King Charles Spaniel and our grandson who loved it. On a good day you may occasionally see the low flying RAF jets which fly directly over the garden room. Ideally placed for exploring the lakes, nice walk to the Swan. Loved the framed 3D Lake District relief map, so much so Ive bought one for my study. We throughly enjoyed our stay and will definitely come back. The shortbread and vino was a lovely touch. Alison was a lovely host thank you.
This was a very nice house with plenty of space for people to enjoy. The location is convenient for the lake and the railway, there are some lovely walks very close by with excellent views across Lake Windermere. The property has been very nicely furnished and provides a good kitchen and lovely bathrooms. The patio area provides lake glimpses . Overall a lovely property to stay at while exploring the Lakes.

Beech Lea is absolutely stunning. The quality of everything is excellent, everything you can think of is provided. The location is peaceful but within walking distance of the Lakeside and the Swan. Somewhere definitely to return to.

We really enjoyed our stay at Beech Lea. The house was very well appointed everything we needed and more. Lovely touches such as the toiletries in every bathroom and all the well labelled cupboards and drawers. Well positioned for trips on Lake Windermere. Loved the walk to and tour of Stott's Park Bobbin Mill and the lovely walk to the Swan Inn and in the surrounding woodland. A perfect spot for a family get together and a relaxing break. Particularly loved the sun room with it's bifold doors. Particularly useful when it's a bit breezy.

We had a very comfortable and enjoyable stay. The house is beautifully equipped with everything you could need . Everything has been done to a very high standard. The garden room was a delight and the location is superb for activities for all the family just a few minutes walk from the property. All in all highly recommended and the owner was very helpful.

We have stayed in many holiday lets over the years and this was one of the best. The owner has provided detailed easy to follow guides for all the facilities and equipment in the house. The cottage is fitted out to a very high standard, beds are really comfortable, bathrooms were beautiful and kitchen was well equipped. Log burner was great in the evening. easy to use. Location was great, stones throw from ferry and many local walks. As recommended by owners the Swan Hotel via the walk along the railway line was great, good food, friendly staff and we felt great value for money. The garage 5 mins drive from the house is well stocked with most of the essential. We enjoyed the M&S shortbread provided as a welcome gift. Literally we could not fault this beautiful property, the owners should be so proud of their rental property., a home from home indeed. Thankyou for letting us have a relaxing stress free stay in your lovely property.
Absolutely wonderful property to stay in. We have been coming up to The Lakes for the last fifteen years, sometimes up to three times a year. We have stayed in many many cottages and this is just about one of the best. Every thought has gone into how you might live in and use the cottage, there are plenty of pans in the kitchen and not the usual cheap frying pan that everything sticks to. Beautiful amenities in the bathrooms. Free logs and kindling, these along with the beautiful setting, interior design that was impeccable culminated in the most wonderful stay. Also included were plentiful supply of dishwasher tablets, washing powder, washing up liquid, herbs and spices and many other condiments in the kitchen that were free to use. Beautiful box of M&S shortbread biscuits and a bottle of decent Ros wine.. Literally I could not find one fault regarding this beautiful property. The owners should be so proud of their homerental property, a home from home indeed!
The house was simply perfect for our Christmas family stay. Spotlessly clean and beautifully furnished . After a couple of days we felt like it was home. Quality kitchen equipment made cooking easy , everything was there for us ! Location was great too being so close to ferry as well as easy driving distance to all the main areas. We enjoyed stunning walks , and breath taking scenery. A perfect stay . We would love to return. Just to add Alison was a great host providing clear communications and a lovely festive welcome pack of mince pies and mulled wine .

An exceptional property. We were blown away with how clean and cosy the property was. Owner has gone above and beyond with everything. It was perfectly equipped with everything you could have needed. Wonderful location, only a 2 minute walk to the ferry which was handy! One of the best holiday lets I have every stayed in. Couldnt recommend more.

We had everything we needed for a nice relaxing family break. Good base for exploring the South Lakes, the weather was kind to us and we didn't want to come home!

We have had a fantastic stay at Beech Lea. We love the Lakes It is our favourite place in the UK and we have been visiting as a family for over 12 years. We really did not want to leave, everything was perfect and very much home from home, obviously minus the view. All in all we could not fault our stay at all and we are very fussy.
