Laithe House is a magnificent Georgian property sleeping 12 guests in six bedrooms across three floors in Cliviger, Lancashire. This spectacular group retreat sits on a private country lane near the Lancashire-Yorkshire border. The property features a games room, tennis court and hot tub making it perfect for celebrations and family gatherings. Two sitting rooms and a conservatory bar provide plenty of space for everyone to relax together.

The countryside location offers breathtaking open views and woodland surroundings. You'll find yourself between Burnley and the Yorkshire border with easy access to both counties.

Accommodation includes six bedrooms: a super king-size with TV and en-suite, a king-size with en-suite, three doubles (one with TV) and a twin. There are five bathrooms including a Jacuzzi bath, walk-in showers and a cloakroom. The kitchen boasts an AGA, three dishwashers and wine chiller. Wow, wow, wow what an amazing house. Gorgeous spaces to relax in, comfy bedrooms, nice decor and incredibly clean. Best holiday let we have ever stayed in. Huge fully equipped kitchen, plenty of dishwashers and fridges for all your food and drinks. Nice walks on your doorstep and the hot tub was the icing on the cake. Frank met us on arrival and even took delivery of our Tesco shop as we were stuck in traffic. We would not hesitate to re book again in the future for a friend's or family gathering.

Wow this place is amazing. We had a brilliant time! There were 11 of us and there is so much space, both in the house and the garden. It's actually even better than the photos. It is beautifully decorated with no expense spared. The kids loved the trampoline and the adults loved the hot tub! Everything has been catered for. And the surrounding countryside is beautiful with easy walks from the house itself. Frank was on hand whenever we needed anything and was very helpful. We would love to go again and would highly recommend this beautiful house. Thank you.
We loved this property, it has so much space and is really well equipped. Frank was helpful with any queries and we really appreciated the welcome pack. We particularly loved the location at the end of a quiet private road, and with walks directly from the door. Also many great walks in the nearby hills.

Weve just returned from another wonderful stay at Laithe House, and somehow it managed to top our last visit. The weather was absolutely beautiful this time, which meant we could really make the most of everything the property has to offer. The children spent hours on the trampoline and in the playhouse, and we all loved being able to enjoy the tennis court properly in the sunshine such a rare treat in the UK! The house itself remains just as stunning, cosy, and immaculately kept as we remembered. It has that perfect balance of luxury and warmth that makes you instantly relax the moment you walk through the door. Every detail feels thoughtfully done, and its one of those places that genuinely feels special without ever feeling pretentious. What makes Laithe House stand out for us is how well it works for families. The outdoor space is incredible, the setting is peaceful and beautiful, and theres enough for both adults and children to enjoy without ever needing to leave the property. Another truly memorable stay, and were already talking about when we can come back again.

Amazing place. 9 adults a toddler and 2 dogs went for Christmas. The house has everything you need, it's the best property we have been in so far. Frank the owner is lovely and made us feel very welcome. The house is in a beautiful setting and has lots of space. It's very spacious with large outside areas. We loved the hot tub in the evening and the tennis courts too. Would definitely recommend it.
What a beautiful house. I booked this for a pre Christmas family get together. We have stayed in dozens of houses cottages lodges over the last few years and I have learnt along the way that you often need to bring along catering extras. At Laithe House everything we could have needed was already provided. We felt so at home here we really didn't want to leave. Thank you to Frank for always being on hand if we had any questions.

The house is as beautiful as the pictures suggest. Great for relaxing with family and friends. And the location is excellent with so many wonderful walks straight from the house. Plus interesting places to visit nearby eg. Townley Hall when raining or when you fancy a changes from exploring nearby walks, towns, villages. The stay opened my eyes to the beauty that Lancashire has to offer, No shortage of hills and views. And friendly people.

We had a lovely stay as a family to celebrate my husbands 50th & our 25th anniversary. The house was perfect for this occasion. Plenty of space. All the rooms were on the larger size, Several rooms with sofas so we all had space to chill & chat with each other. The hot tub to watch the world go by with a glass of champagne was another bonus. Then a little bit of exercise on the tennis court. Great walking trails behind the property for getting some fresh air & walking the dog. Perfect weekend for all. Thank you!

After a lovely welcome from Frank, my friends and I enjoyed an amazing few days at this stunning property. We were a group of 9 celebrating a big birthday. We ate in all three nights. It was a great space for us all to prepare and cook food! The open plan kitchen, dining and orangery loungebar was perfect for everyone to be together, whether cooking or relaxing. And had enough space for a bit of dancing! The grounds are truly beautiful and peaceful, and the hot tub was well used! We are already discussing making it an annual trip! Wow, what a place! Laithe House is a spacious property and very luxurious. We stayed as a family with 3 generations and all loved it every minute of our stay. The open entertaining area with its bar and massive TV was most popular, leading out onto the gorgeous garden, extensive patio and the hot tub. As we entered the property, we were speechless with how beautiful the house was! Frank and Caroline both were friendly hosts who were always quick and available to answer questions and support us. They allowed us to check out later and this was really helpful especially as we had children with us. It was the perfect family home and we had the best time. It was very clean and tidy. We had a wonderful stay at the cottage last week. The home was in an ideal location, making it easy to enjoy everything the area has to offer. Frank, our host, was incredibly helpful and welcoming, which really made us feel at home from the moment we arrived. The comfy Kitchen, dining and living area were great for our evening of drinks and food. The beautiful outdoor space was fantastic too.
